Why get a pre-purchase house inspection?
Pre-purchase house and building inspections save you money, give you peace of mind and can be a powerful negotiating tool.
You’ll get a clear, plain English building report, in compliance with NZS 4306:2005, that outlines any existing major and minor defects in the building construction and finishing, and any present or imminent serious safety hazards that you should be aware of before making an offer on the property.
You’ll then be able on make an informed decision on whether the property is suitable for your needs. You can request any defects to be repaired before purchase, factor repair costs in to the offer price, or walk away knowing you have saved yourself money and stress.

The pre-purchase inspection process
The house inspection process involves visual inspection of the property to allow the inspector to assess its general condition at the time of the inspection. The inspector will look at the building exterior and interior, roof exterior and roof space, sub-floor space and the surrounding property within 30 metres of the building. Any major or minor defects or safety hazards will be identified in the report.
If you have booked an inspection with us it’s a good idea to make sure the inspector has full access to the building and property: checking for overgrown vegetation and moving any furniture that might obscure the inspector’s view of the property will ensure you get a comprehensive report. If the property is tenanted you will need to arrange access with the tenant.
Things we look out for
Your building inspector will:
- Check that furnishings and fittings work as they should.
- Check that he home is building code compliant relative to the age of the building.
- Check weathertightness & look for moisture issues.
- Look for safety issues including unstable header tanks and chimneys.
- Check for subsidence within 30m of the building.
- Check retaining walls are secure.
- Look for earthquake instability.
- Inspect the roof space, under floor space, roof and cladding.
- Recommend getting another professional in to look at potential issues with electrical wiring and plumbing.
- Recommend further investigation of any suspicious construction issues.
- We can arrange Meth testing.
